Responsibility for the operation

Property manager is responsible for the entire management and operation of the properties, including parking and other common areas, for security, cleaning and technical condition of the properties and short-term rentals in the properties (partly through coordination of suppliers). The goals are to fulfil the set up targets in respect to rent and occupancy. Major goal is to keep highest occupancy level and collection rate. PM is responsible for keeping the income and expenses sides of the budget. Actively cooperates on leasing part and brings new ideas to local letting. She represents CBRE towards the landlord on all matters connected with the properties and is responsible for preparing/completing the monthly report. Follows other instruction of superior managers ensuring smooth operation of the properties.

Communication with tenants

Property manager keeps good relations with tenants in the properties; she cares for ensuring the compliance of tenants’ payment obligations in collaboration with the accounting department; she assesses tenants' requirements and if relevant, communicates it to the landlord.

By breach of contractual obligation proposes solution, penalties and communicates with stakeholders. Manages tenants’ instructions, operating manuals, rules of house and others.

Technical operation of the properties

Property manager is checking if the properties are maintained properly.

Participates on suppliers’ tenders and contract negotiations.

Communicates with main service providers to enhance their performance. Property manager is responsible for CAPEX and tenant fit-out works as well as handovers.

Budget and administration

Property manager prepares documentation for approval of the budget in cooperation with the accounting department and is responsible for the overall accuracy of it.

She is responsible for the implementation of the approved budget, monitors efficiency of the incurred amounts from the budget, provides monthly reports to direct supervisor and clients representative in the approved layout and process; provides analysis and documentation as required by direct supervisor. Communicates with authorities, lawyers and other third parties if necessary.


Advisory role, communication with marketing manager or marketing agency in case landlord requests it.

Health and safety

Property manager is checking if regulation requirements are being met.

Requirements and personal specification:

  • Preferably 3-5 work experience in field of Property Management
  • Hotel industry and hospitality work experience would be an advantage
  • Advanced English – both written and verbal
  • Excellent communication skills – both written and verbal
  • Good understanding of MS Excel, Power Point, Word
  • Ambitious and ability to learn quickly
  • Result-oriented, pro-active approach
  • Able to work under pressure
  • Having a good and strong problem solving skill
  • Team player
  • Passion for commercial real estate
